How we rank property managers

Every criterion below is something you can check yourself on a company’s website in under a minute. Nothing about this order can be bought.

The criteria

Criterion	Weight	What it means
Publishes its fee	25%	An actual percentage or amount, not "competitive rates".
Years in business	15%	A stated founding year. Vague seniority claims score nothing.
Publishes contract terms	10%	Contract length, notice period or exit terms.
Publishes portfolio size	10%	How many properties it actually manages.
Trade association member	10%	Half marks when we could not confirm it on an official roster.
Languages named	10%	Languages the company actually names, not "bilingual".
Direct bookings	10%	Takes bookings on its own site, not only via the platforms.
Publishes its coverage	5%	Which areas it serves.
Reachable	5%	Phone, email and a physical address are all published.

How the facts are gathered

Every fact on a company profile is read from that company’s own website and stamped with the date we read it. Where the wording matters — a fee, a contract term — we quote it. When a company does not publish something, the profile says so rather than estimating. Nothing is inferred, averaged or filled in from a competitor.

What does not affect the ranking

Paying us. There is no paid placement, and no way to buy a higher position.
Being a Villa OS customer. Customers get a verified badge and a fuller profile — the badge sits beside their earned position, it does not change it.
Advertising, affiliate links or referral arrangements. There are none on these pages.
Our opinion of a company. Every criterion is a published fact you can check yourself.
