What does a property manager cost in Aruba?

Almost nobody publishes it. Of 25 companies reviewed in August 2026, two state an actual figure: one charges a flat 20% commission on short-term rental income, another charges 10% on long-term rentals and 15% on weekly or monthly ones, on top of a base management programme whose price is not published. Two more advertise "competitive" rates without giving a number. The remaining 21 publish nothing about price at all, so the only way to find out is to ask them directly.

Do I need a licence to rent out my house in Aruba?

The government announced in April 2024 that registration would become mandatory for every vacation rental, as part of a policy then in its final phase. We have not found a later official confirmation that it is in force, and under 1% of active Aruba listings currently mention a licence. Check directly with the Aruban authorities before relying on either position.

Short-term rental is subject to a 12.5% tourist levy on the nightly rate plus an environmental levy of roughly USD 3 per room per night. How was this list compiled?

We searched in English, Dutch and Spanish across vacation-rental managers, estate agencies with rental arms, condo and resort managers, and area by area across the island. Every fact was then read from the company’s own website and stamped with the date it was read. Where a company publishes nothing, the profile says so rather than estimating. Companies whose websites could not be reached are held back until someone verifies them by hand.

What this list covers

Two lists, because coverage and depth are different things. The ranked list holds companies whose own websites we read; the operators list holds companies we can show are active — through listing counts, a Facebook page or a phone-book entry — but who publish nothing verifiable, so there is no profile to write and nothing to rank them on. The statistics below describe only the 25 companies with websites reviewed in round one; the wider group publishes even less. Still missing: operators who work purely by word of mouth, and anyone whose only presence is WhatsApp. If you run one, or know one, tell us and we will add it.

Rules and tax for owners

Aruba is in the middle of formalising how vacation rentals are regulated. In an April 2024 statement the government said a registration regime was in its final phase: every owner with a listing would have to register the property in order to operate it, with the Department of Inspection and Hygiene becoming an independent unit responsible for licensing and for hygiene and safety inspections.

That was the position as published in April 2024 and we have not found a later official confirmation, so treat it as direction of travel rather than current law.
